MANAGEMENT & MAINTENANCE
We pride ourselves in the availability and accessibility of our management team! We are here to ensure your experience at The Olivine is as wonderful as possible with friendly team members ready to assist!
At The Olivine, we have an on-site maintenance team ready to assist! Submit a maintenance request through the online portal or get in contact with the office to ensure the request is addressed as quickly as possible.
Our service technicians are able to provide assistance while you're enjoying life in Austin! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, you're more than welcome.
We ask that all maintenance requests are submitted through your resident portal. If you need assistance completing this, our team is happy to help.Â
If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, contact a locksmith if necessary.
AMENITIES
Our community parking is by permit only. Â All residents and guests are required to register their vehicles. Â Garages are available for an additional monthly fee of $85.
Everything you need is right here at The Olivine. Our community offers a variety of amenities, including 2 resort-style swimming pools, a fenced dog park, sand volleyball court, gated access, and a 24-hour fitness center. We also have a clubhouse and high-speed internet access. For your convenience, we offer online rent payments and on-call maintenance. We love pets! Yes, we are pet-friendly. Contact our leasing team for additional details about breed restrictions.Â

ADMINISTRATIVE & LEASING

Paying rent is made easy by the use of the online portal! If you have any questions about the rent payment process, please contact our leasing team.
Our renter's insurance requires the policy list all leaseholders, have a minimum of $100,000 personal liability, and list the property as an interested party. If you have any questions about the renter's insurance policy at The Olivine, please contact our leasing office!

If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes.Â
The Olivine will provide utility setup information upon moving into your new home!
Utilities will be the responsibility of the resident and are not included in the rent.

When reviewing an application to rent at The Olivine, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to 3 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 5 times (gross market rent).
Applicant(s) must provide verification of income from their employer.
Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.
We accept both appointments and walk-ins. In order to get the full experience of these  apartments, schedule a tour to prevent any wait time and to ensure you can ask all the questions about your new home.
Subletting and short-term rentals such as Airbnb, VRBO, etc. are strictly prohibited.
